Do I need a Real Estate Agent to Sell My house?

Do I need a real estate agent to sell my home is a question often asked?  

You can absolutely try to sell your home by yourself (FSBO - For Sale by Owner) but here are some solid reasons you need a Realtor to make your Real Estate Journey as stress-less as possible. Realtors live and breathe real estate. They're up-to-date on the market, know what makes a house sell, and can set a price that attracts buyers while getting you a sweet deal.

What should your listing price be?

One of the hardest things to do when putting your home on the market is trying to figure out how much your listing price should be?   Your Realtor can do a  comparative market analysis (CMA) using data from comparable homes in your area. They will look at homes that are similar to your home.  They will look at the homes that are currently on the market, those that have sold and those that did not sell or are expired (priced too high).  When looking at the homes that have sold, your Realtor can also look at variables like price per square foot and Days On Market. Your Realtor has information readily available that you do not have.

Why is it so important to price your home correctly and competitively right off the bat?

Using the “Let’s just try a higher listing price?” approach is relying on hope as opposed to a solid strategy.  A home that is not priced correctly will sit on the market and become stale and possibly stigmatized.  This may lead to progressively lowering your list price  and you trying to  chase the market.  

What are some of the strategies that your Realtor can use when pricing your home?

Your agent may employ various strategies to achieve the best sale price. Listing below market value can spark bidding wars. Setting the price at market value aims to secure a fair deal without leaving money on the table. Each strategy has its benefits and potential drawbacks which your Agent can explain to you.  Ultimately, the listing price is your decision but your Realtor can lay out different scenarios to choose.

What guidance will your Realtor give you when preparing your home for sale?

Your Realtor is your Home Prep Advisor.  They will help you decide what is necessary to place your home in its best light. This may include repairs, cosmetic improvements, and possibly staging your home to make it more appealing. Even minor enhancements can significantly impact the offers you receive.  However, it may mean sell it “as is”.  Yes, there is a place for that.  Your Realtor can tell you if it is a waste of time and money to stage your home.  They are the experts and know what the market is looking for. 

Is professional photography necessary to sell your home? 

Professional photos and a compelling property description are key to attracting buyers.  You want to get as many eyes on your home as possible.  IPhone photos are unacceptable.  An iPhone photo does nothing for the presentation of your home.  Even if you are selling it “as-is”. Professional photography can highlight the best of your home. It is a must-have. 

How will my Realtor market my property?

You want your house to be the talk of the town? Realtors have the tools and connections to get your property noticed by the right people, thanks to their access to the MLS and a network of potential buyers and other platforms to maximize visibility.  From lawn signs and local ads to leveraging social media and hosting open houses.

Do I need an Agent to negotiate for you?

I say, yes.  Negotiations are transactional. Talking money can be tricky. Realtors are negotiation ninjas who work to make sure you're getting the best possible price for your pad. When doing this it is best if the emotion is kept out of it.  Your agent can be objective and will handle offer negotiations on your behalf and guide you through the closing process, ensuring a smooth path to finalizing the sale. They will help to support a level head when making a decision on any offers coming in. 

Who will handle all the legal paperwork?

Unless you love paperwork (and who does?), a Realtor can be a lifesaver. They'll help you navigate the maze of contracts and documents, making sure all the i's are dotted and t's are crossed.

Selling a home is a big job. A Realtor can take a load off your shoulders by handling showings, communications, and all those little details you might not even think of. Also, they have local market connections. So, if you need a handyman, inspector, or a mortgage guru? Realtors have got a guy.  Your Agent will help solve any hiccups along the way.
